As budget restrictions become tighter education authorities are looking at maximising their existing building portfolio through a program of refit and refurbishment. The first stage of any re-development is to assess the existing spaces and establish if they are being used to their full potential.
The corner stone of any refurbishment project is accurate base data. It is here that the Scan to BIM process comes into its own. A 3D survey model allows the stake holder to better visualise and identify with the structure. The intelligence embedded within the survey models can be extracted and schedules created to establish areas of use and quantify the materials and finishes used in their makeup.
Highly populated areas such as railway stations throw up numerous challenges for the traditional survey process. With a small window of opportunity to carry out the survey and a large amount of difficult to access survey information to collect, the timescales for the project can prove to be lengthy.
As Scan to BIM is a non-contact method of obtaining survey data there will not be a need to physically access areas such as the high level steel work, these can be surveyed from ground level. Coupled with the speed at which the instrument collects data the site time is drastically reduced which in increases efficiency and reduces delivery time.

The Scan to BIM procedure overhauls and streamlines the whole process. The process of establishing millions of data points along the service runs allows the modeller to create accurately sized spatially correct elements to give a true representation of the layout.
Whether the client is embarking upon a program of restoration or is compiling a record of the existing building, accurate survey information is essential. Traditional survey techniques record a very narrow band of information to a specific level of detail. Any changes to the requirements would require a completely new survey to be carried out effectively doubling the initial cost. If Scan to BIM is used from inception the amount of data collected at the time of survey allows the client the flexibility to change the level of the detail required without the need to re-visit site to enhance the original survey.
